Schedule

A message from our construction manager, Dave:

I completed the frame checks yesterday...Framer was in this morning to fix issues...After all the R/I's are complete I will go back thru home again to verify all selections and framing...This will be about the same time that I will call for my inspections with the city...They will inspect framing and all mechanicals...This will also be about the same time you can have your inspection completed... General schedules are as follows:

Havc will start today or Wednesday... Plumbers started today

Windows will be set today or Wednesday

Electric rough will be on Friday

Should be ready for your inspections next Thursday or Friday...

It was very exciting to see the rooms framed up! I have to say it felt a lot bigger w/ the rooms and frame.

6-25-09 The Frame is up!!




It only took one day! They said it would take a week. We talked to one of the workers and he said they would finish it tonight. It was awesome to see. The house seemed SO much bigger w/ the frame vs. just the slab.

We also had our first snafu! They poured the 8'x10' concrete slab on the wrong side of the house! If you look at the picture of the back of the house, the door is on the right... the slab is on the left!! Woops! Dave, the construction manager, asked us if we wanted to keep it there, or have them tear it up... we decided that it would look a little weird w/ 2 concrete patios, one on each side of the house! Plus, we want as much grass as possible.

6-24-2009 Frame Wood Delivered





They've poured the cement for the front porch, the back 8'x10' patio and the garage floor. And, the wood for the frame has been dropped off. There's a chance of thunderstorms tomorrow... but hopefully they will be able to start the frame.

I've stopped at the site a couple times since my last post, but there's not been any progress. Darn rain!! But, we received an email from Dave, the construction manager, updating us on the progress. He said: "We should pour the slabs on your foundation today…Lumber packages come in on Wednesday and we will begin framing that afternoon or on Thursday…This is of course if we don’t get any rain…Things on my end are on schedule and going good…"

I will head out to the site this afternoon to hopefully get some photos of the newly poured slab.

This morning they put up the skirt(?). I'm really not sure what it is called... but they are getting ready to pour the foundation. We can visit a website that explains the process.... this is what is says is going on now:

During this phase of construction, lot preparation takes place. It may be necessary to remove trees to place your home on your new lot and to establish proper drainage. Grades will be set; form boards will be erected; footings excavated, and reinforcing steel (rebar and sometimes cables) may be put in place. Plumbing pipes will be installed under the slab; termite treatment (when applicable) and a moisture barrier will be installed. Beazer quality inspections as well as code related inspections will be completed.

Friday they finished pouring the footers. So the basic layout of the house is down.

6.12.09 Ground Breaking




We are very excited that the construction process is on the way! I took my gold plated shovel and hard hat out there... but they didn't want some pregnant chic digging a hole! ;)

We met w/ Dave, the construction manager, yesterday. He gave us the rundown and timeline of how things will go.

Foundation: 2 weeks
Frame: 1 week
RF Mech: 2 weeks
Drywall: 2 weeks (Drywall finish triggers closing in 30-40 days)
Mid-point Inspection: Aug 1st
Tentative closing date: Sept. 16th

I will try to update this blog as often as I visit the site. They have dug the site out and layed down the gravel for the drive. They should have the footings poured today. And the curtain should be up by Monday. We also found out today, Beazer will be sodding our backyard for free b/c of a referral we sent their way! Woohoo!!
